The Design / Build Process

CONSTRUCTION
This has become an ever increasing difficult part of the construction process. With State building codes, Local ordinances, Zoning and Land development restrictions, Storm water and impervious surface limitation, etc. the permitting process can be a complicated and lengthy process. With our many years of experience, we know the requirements and the pit falls to complete this phase in the least time possible.
TIMELINE
Depending on your availability and clarity of vision, the process of designing and blueprinting your project, obtaining permits, securing a loan, and beginning the actual build process should take between 3-5 months. Once the building starts, the average time to completion is approximately 6 -8 months.
WARRANTY
We call these sessions “concept meetings.” During these meetings we discuss Practical Needs, “Wish Lists”, Location, Municipal Regulations, Budget, and Timelines. From concept meeting, we then create a simple design sketch(s) for your review. During this phase we will develop a specification outline and a preliminary cost estimate.
PLANNING
The next step is to further develop the CAD construction drawings, which will allow us to generate construction documents. Our design software allows us to translate concepts into clear and thorough construction documents, thus eliminating mistakes and allowing the end product to exceed your expectations. During this phase we will conduct a site survey and site condition testing. At the completion of this work we will develop construction contract document like the construction drawings and building specification as well as a final cost proposal. Should you require them, we will also provide a set of plans and specifications for your lender.
PERMITTING
Your new home is covered under warranty and one of John Samar Builders strongest assets is his service period agreement. Every new home goes through a "breaking in" phase and it is our guarantee that all warranted items in your home are corrected in a timely manner.
Construction begins with the excavation. At this time you'll be given a schedule of decisions that you'll need to make. It's now time to select your materials. Some clients choose to work with an interior designer and some choose to use our resources of local supplier; we can assist you either way. At each critical point of construction, the client will have a walk through to ask questions or make changes as needed. As completion draws near, we will keep you abreast of the projected completion date. Prior to closing, will be the final walk through where a “punch list” of minor items to be completed or corrected.
